    How to Prepare for Your Hardscape Project: A Homeowner's Checklist

    The best hardscape projects start months before the first paver goes down. Homeowners who show up to the consultation knowing what they want — and what they don't — get better designs, more accurate quotes, and faster installs. Here's the checklist we wish every homeowner had before calling us.

    Before the consultation

    1. Decide how you'll actually use the space

    A patio for two morning coffees needs nothing like a patio that hosts 20 people for a barbecue. Sketch your typical use:

    • How many people will the space need to seat?
    • Will you use it for grilling, dining, lounging, or all three?
    • Do you want it usable in shoulder seasons (fire feature, heater)?
    • Will kids or pets use it daily?

    2. Save 6–10 inspiration images

    Pinterest or Houzz make this easy. Bring photos to the consultation. Pictures tell a designer 10x more than words like 'rustic but modern.' Note what you like (paver color, pattern, layout) and what's a hard no.

    3. Set a realistic budget range

    Most homeowners under-budget by 30%. Look at typical Central NJ ranges (paver patio $20–$45/sq ft, retaining wall $30–$60/sq ft, fire pit $1,500–$6,000) and add a 10–15% contingency. If your dream project is $40K and your budget is $20K, a good contractor will help you phase it instead of cutting corners.

    4. Identify utilities before we visit

    • Where does the sprinkler system run?
    • Where's the septic field, propane line, or pool equipment?
    • Any low-voltage landscape lighting wires?
    • Do you have drainage problems after heavy rain?

    Questions to ask every contractor

    1. Are you licensed and insured in New Jersey? Can I see proof?
    2. How deep is your base preparation, and what stone do you use?
    3. Do you handle permits, or is that on me?
    4. Who is actually on my job site each day — your crew or a subcontractor?
    5. What is your warranty on workmanship vs. materials?
    6. What happens if I find an issue 6 months after the install?
    7. Can I see 2–3 finished projects within 30 minutes of my house?
    8. Are payments tied to milestones, or is it pay-up-front?

    Red flags

    • Door-knocking sales pitch with 'today-only' pricing
    • Requests for more than 30% down before work starts
    • Cash-only deals or refusal to put things in writing
    • No physical business address
    • Bids that are 30%+ below everyone else's — they're cutting base depth, paver quality, or both

    Before install day

    1. Confirm a written start date and rough finish date in writing.
    2. Clear personal items, planters, and patio furniture from the work area.
    3. Mark or relocate sprinkler heads and low-voltage lighting.
    4. Let neighbors know — install means trucks, deliveries, and noise for several days.
    5. Plan pet access — your gate may be open while crews come and go.
    6. Have a parking plan for crew trucks and material drops.

    After install — caring for your investment

    • Wait 24–48 hours before walking on freshly polymeric-sanded joints.
    • Hold off on heavy furniture for 1 week.
    • Sweep regularly — debris in joints is what lets weeds get a foothold.
    • Reseal pavers every 3–5 years if you want to lock in color.
    • Address any settled paver within the first year (most installers cover this under workmanship warranty).
